Glenorchy, a vibrant suburb located just north of Hobart, is bound by the River Derwent to the east, Mount Wellington to the west, and Hobart City to the south. It is the seat of the local government area of the City of Glenorchy. The suburb's name is derived from Glen Orchy in Scotland, meaning "Glen of tumbling waters," reflecting the natural beauty of the surrounding areas.

 

Glenorchy offers a variety of entertainment facilities, including the Glenorchy Pool, the Village Cinemas complex, and KGV Oval, home to the Glenorchy Football Club. For sports enthusiasts, there's also a bowls club. Art lovers can enjoy the Tasmanian Transport Museum and the Glenorchy Art and Sculpture Park, both cultural highlights of the suburb.

For families, Glenorchy has excellent educational institutions such as Glenorchy Primary School, Cosgrove High School, Guilford Young College, and Dominic College. The suburb’s central business district is home to three major indoor shopping centres: Northgate Shopping Centre, Glenorchy Central, and Glenorchy Plaza, offering a wide range of retail options including Best & Less, Coles, Woolworths, Big W, Target, and Bunnings. Residents also benefit from the nearby MyState Arena, which hosts various events, and the famous Museum of Old and New Art (MONA) located a short distance away. With its mix of recreational, educational, and retail offerings, Glenorchy offers a comfortable and convenient lifestyle.

In 2020, the median house price in Glenorchy was $417,777, offering an accessible entry point for those looking to settle in this family-friendly suburb.

The market experienced a significant surge in 2022, with the median house price rising to $609,000. This increase mirrored broader trends seen during the pandemic, when many Tasmanians and mainland buyers sought to secure property in Tasmania. Glenorchy’s blend of affordability and proximity to Hobart made it an attractive option for many.

However, by 2024, the area saw a price correction, with the median house price falling to $550,000 as buyers grew more cautious and market conditions adjusted. This decline reflected wider economic factors, including rising interest rates and a slowdown in the property market overall.

As we move into 2025, Glenorchy’s property market shows signs of recovery and stabilization. In February, the median house price increased to $562,000, signaling a modest but steady upturn. This indicates that the market is finding its balance, and the suburb’s prospects remain positive. With its proximity to Hobart, family-friendly environment, and expanding amenities, Glenorchy continues to be a desirable option for buyers seeking affordable living without compromising on convenience or lifestyle.
